> torres Julián Adame

The development, in collaboration with Estudio Lamela, is located on a plot of 89,864.18 m², with a maximum above-ground construction area of 79,752 m² and a minimum footprint of 6,622 m². The project consists of 480 residential units, organized into four phases of 120 units each. The plot has a 43-meter slope toward the north and is bordered by a protected forest to the west, providing natural isolation and scenic views.

The main access is via Julián Adame Street, located at the highest part of the site. The first external access control point is situated next to an events hall, allowing for independent use. Access to the complex is provided by an "S"-shaped road, which gradually reveals the buildings located in the quieter, lower area of the property.

The towers are arranged at right angles, set back from the perimeter to open up views and avoid continuous facades. Each tower consists of a double block, 9.30 meters deep, separated by a 2.20-meter corridor that houses stairs and services, allowing flexibility in unit layouts. Communal rooftop terraces are planned, offering views over the center of the complex.

The residential units are designed to be standardized to reduce costs. On the ground and first floors, some units feature patios to increase the saleable area. Amenities, including a pool, bar, and recreational spaces, are located on a shared base that connects the towers, creating an elevated communal garden and facilitating the redistribution of spaces as the construction progresses.

The project incorporates sustainable principles such as controlled electricity and water consumption, solar panels for heating domestic water, and automated irrigation systems using rainwater. The east-west orientation of the buildings optimizes solar exposure, while the protected forest contributes to creating a favorable microclimate. Smart home automation systems enable efficient resource management.
